2011 MAINTENANCE FEE BILLING

Dear Ocean/Coral/Marlin Member,
It’s that time of year again! We thank those members who make their payments on time and, for those who do not... please see the footnote below. All billing inquiries should be made to Conrad Acceptance at 760-735-5000.
Due to continually rising utility costs, we have had to increase the maintenance fees and Resort levy/check-in fees. Despite this, the maintenance fees remain amongst the lowest in the industry.
To ensure that you get the dates that you would like, you need to book at least one year in advance, especially during the holiday seasons. Check-in days are Thursday, through Sunday. The reservation year for 2011 is from June 1st to May 31st 2012. You must make your reservations within this period or you will lose your week. Your week will not “holdover” or “accrue” automatically. If you want to hold over your vacation until a later date, you simply have a date assigned and Spacebank with RCI who will hold your week for 2 years. Please make sure that you receive a written confirmation on your reservations to come to the resort, or Spacebank or exchange with RCI. If you do not receive a confirmation letter within 45 days of your request, please notify our office immediately.
A reservation form is enclosed for your use. Please send by fax, email or snail-mail to the Taino addresses shown. You can also use the form to notify us of address changes, but please remember to sign the form.

Dear Taino Member,
Another year has passed and we wanted to thank all those Taino members that came to the Resort this past year. We remain committed to ensuring that the Resort is well maintained and that our members are happy.
Maintenance fee billings are still administered by Conrad Acceptance. If maintenance fees are not paid in June, a notice will be sent to Members informing them that the fees are past due. If payment is not received by the end of July, the member will be subject to having their Membership terminated. Terminated memberships will be referred to a third-party collection agency for the outstanding balance, a resort fee to cover costs of terminating the account, and the collection fees charged by that agency. Terminated memberships may be reinstated subject to a reinstatement fee and transfer into the Ocean building.
We are still able to offer Taino Members an even trade for their unit into the Ocean building. This gives you full usage rights with RCI. It will also eliminate the upgrade fee when visiting the Resort. This offer is on a first come first serve basis. Members who own a 1 Bedroom at Taino, will be offered a Penthouse unit at the Ocean, equivalent to a 1 bedroom. Maintenance fees (excluding the Resort levy) are approximately $94 higher in the Penthouse unit, compared to a Taino One bedroom unit. For members who own a 2 or 3 bedroom, you may contact Tania for more information on other available unit types.
Members who do not wish to transfer are still able to visit the resort (for an upgrade fee based on the unit reserved, and which is inclusive of the levy/check-in charge) or space-bank with RCI. As most of you know, the fee for the Taino buildings is extremely low as compared to the industry standards and it is only fair to our members owning in our other buildings that you pay the same maintenance fee as they do.
