Taino Update

June 2007

Dear Taino Member,

First, we want to thank all of the members that submitted the surveys. We wanted to give all the Taino members an opportunity to give their feedback and comments. The hurricanes that swept through the islands in 2004 and 2005 were devastating to everyone. We had numerous civil engineers and surveyors assessing the damage to the Taino buildings. Unfortunately, the buildings were beyond repairs and had to be demolished. Mr. Kenneth Farino was hired by the Board of Directors to resolve the issues with the Taino members. He has been extremely busy reviewing all the returned surveys and here are the results:

Requested termination 13%
Ritz Transfers 33%
Wait on new building 5%
Wants to sell 5%
Keep current membership 11%
Undecided 33%

The process of transferring the Taino members to our existing buildings will take time and will require your utmost patience. For those members that requested a transfer, a letter will be sent out in the next month explaining the options. If you are interested in transferring to our existing building, please send an email to tania@tainobeach.com or fax to 1-242-373-4421, attention: Taino Transfers.

For those members that do not wish to transfer at this time, you may utilize the following options.

1) We have signed an agreement with RCI that will allow for our Taino members to receive a week to use for exchange. You are only required to pay your maintenance fee and the exchange fee with RCI as you have done in the past. The only difference is that you will not be required to pay for the RCI membership fee as we will pay this for you. However, this is a temporary solution and eventually we will have to find an alternative solution.
OR
2) Make reservations to visit Taino Beach Resort in the Bahamas for the cost of the maintenance fee of the unit. Please contact the reservation department at 1-242-373-4682 or
reservations@tainobeach.com(you will need to pay the difference between your maintenance fee at Taino and the maintenance fee of the requested unit):

Again, we would like to thank everyone for their patience and support. We look forward to hearing from you soon.

Taino Owners:

First, we want to thank all of the owners that submitted their surveys. We wanted to give all the Taino owners an opportunity to give their feedback and comments. The hurricanes that swept through the islands in 2004 and 2005 were devastating to everyone. We had numerous civil engineers and surveyors assessing the damage to the Taino buildings. Unfortunately, the buildings had to be demolished and were beyond repairs. Mr. Kenneth Farino was hired by the Board of Directors to resolve the issues with the Taino owners. He has been extremely busy reviewing over 2000 surveys and is making a plan of options that he will present to the Board of Directors for approval. Once the options have been finalized and approved, we will be contacting the Taino owners with the options available sometime in May of 2007. We are currently not billing the Taino owners for 2007 until these issues have been resolved and we are unable to space bank any weeks since there is no building. We are, however, allowing the Taino owners to stay at the Ritz for the cost of the maintenance fee for that unit. Please contact the Reservation Department for further information at 1-888-311-7945 or 1-242-373-4050. We appreciate everyone’s patience.

NEW BILLING PROCEDURE:

As of November 1, 2006, any new billings are being issued and collected by Conrad Acceptance Corporation, P.O. Box 469109, Escondido, CA 92046-9109. In an effort to provide better service to our members , the rules of the Resort have changed regarding how maintenance fees will be billed and collected. Beginning in the year 2007 all maintenance fees will be billed for payment on June 1 of each year. We are also pleased to announce that we have contracted with Conrad Acceptance Corporation, a professional timeshare receivable management company, to perform our maintenance fee billing. Contact information for them will be provided in your next statement. We encourage you to keep a copy of that statement and direct all future payments or questions to their office. Reservation requests should still be directed to the resort.

The 2007-2008 Resort season will begin on the first day of June 2007 and end on the last day of May 2008. In order to book at the Resort or with RCI maintenance fees must be up to date. If maintenance fees are not paid in June a notice will be sent to Members informing them that the fees are past due. If payment is not received by the end of July, the Member will be subject to having their user right suspended for the year or of having their Membership terminated.

We recognize that the 2007-2008 Resort year will be a transition year in implementing this new procedure . In that regard if you want to book a reservation prior to the June billing you will need to call the Resort in the usual manner and make sure fees are up to date at the time you book. Your cooperation in this transition period would be greatly appreciated.
